A vacant lot will be transformed into a 100% affordable-housing apartment building as a result of the efforts of Real Estate Group Partner Jennifer Carrillo-Perez, who won approval for the project from Newark, New Jersey’s Zoning Board of Adjustment on behalf of her client, the project’s developer.
The new building “fundamentally serves the public good and promotes the general welfare,” said Jennifer, who argued that her client’s application, which sought 10 variances, meets the legal threshold to be considered an “inherently beneficial use.”
“Low-income housing is considered inherently beneficial,” Jennifer told the Zoning Board. “It is specifically in the case law.”
The apartment building at the site will contain 25 units, 13 of which will be priced between 30% and 50% of the area median income, and 12 of which will be priced at 60% of the area median income.
